A 4-POINT
INSPECTION IS OFTEN REQUIRED WHEN OBTAINING
OR RENEWING A HOMEOWNERS INSURANCE POLICY.
After Hurricane Andrew,
insurance companies in Florida have been trying to
encourage home owners to make their homes safer and reduce
claims. Many insurance companies and JUA (Joint
Underwriting Association), now Citizens, request 4 Point
Inspections, which often include, but are not limited
to:
ROOF CONDITION
The inspector is reporting on the type,
condition & construction of your roof. The inspector is
looking for leaks, roof covering damage, missing sheathing
& the condition of your roof decking and
trusses.
ELECTRICAL SYSTEMS
The inspector is reporting on the type and condition of
your electrical system. The inspector is looking for
aluminum branch circuits, GFCI’s, AFCI’s, loose/frayed
wiring, active knob & tube wiring and any recent
upgrades
HEATING/AC
VENTILATION
The inspector is reporting on the ages, types, &
condition of your heating and A/C units. The inspector is
looking at the overall condition of these systems and
reporting on any upgrades to the systems.
PLUMBING
The inspector is reporting on the overall condition of your
plumbing system, the main and fixture and supply line
material, in addition to the type and age of your H2O
heater. The inspector is looking for leaks, polybutylene,
shut off and TPR valves & any recent upgrades.
WHAT ARE THEY LOOKING FOR
IN THESE REPORTS?
It has been our experience
that insurance companies are generally looking for the
systems inspected during a 4 Point Inspection to be in good
working condition and updated when necessary. These systems
should not pose any additional risk due to safety hazards,
unsafe conditions or deferred maintenance, and they should
be up to the latest code. Example: leaks, unsafe or exposed
electrical wiring, or outdated or overloaded electrical
panels.
WHO
CAN PERFORM A 4 POINT INSPECTION?
Most insurance companies
require a licensed electrician, a general building or
residential contractor, a roofing contractor or a certified
inspector to complete the 4 Point Inspection and certify
the report. We guarantee that your report will be accepted
by your insurance carrier.
CAN
I AVOID A 4 POINT INSPECTION IF MY INSURANCE COMPANY HAS
REQUESTED ONE?
It is often difficult to
maintain coverage or acquire new insurance when a request
for a 4 Point Inspection is ignored.
Note: this type of insurance inspection should not be
confused with a "standard home inspection" which is broader
in scope in regards to detail and the areas of the home
which are covered. Your 4 point inspection is not valid
after 90 days. It is not a full home inspection. The scope
of the report is limited and based on physical & visual
proof of your homes systems. System ages are approximate as
area the life expectancies and may vary. This report offers
